Why does density move the price so much?

Because machine hours are the whole cost. Light brush lets the mulcher walk at conversation speed — acres fall per day. Dense honeysuckle walls with 6-inch stems cut that rate to a fraction, and every foot-thick volunteer tree in the row is minutes of grinding or a separate conventional drop. Two five-acre parcels can honestly differ by double, which is why per-acre prices quoted sight-unseen from the road are either padded against surprises or the opening move of a change-order strategy. We walk instead.

Why does the parcel size make per-acre cheaper?

Mobilization — trailering the machine, setup, teardown — is a fixed cost spread across the job. On one acre it dominates; on fifteen it disappears into the noise. Practical upshot: clear the whole reclaim at once rather than nibbling annually, batch the fencerow with the pasture edge, and if a neighbor's been eyeing their own thicket, a shared mobilization makes both quotes friendlier.

Mulch-in-place vs haul-off: what's the money difference?

Enormous. Mulching leaves ground cover and needs no trucks — that's the $1,500–$3,000 lane. Full clearing with grubbing and haul-off adds excavation, loading and trucking, which is why it starts around double. The hybrid most buildable parcels want: true clearing on the construction footprint, mulching everywhere else. We quote that split by default because it routinely saves thousands.
